What Documents Do I Need to Apply for a Mortgage in the Dominican Republic?

The complete checklist for foreign buyers — personal, financial, and property documents

March 2026 · 7 min read

Document preparation is where most DR mortgage applications stall. Not because the list is unreasonable — it's not — but because applicants discover missing pieces after the process has already started, adding weeks of delay.

This article gives you the complete document list upfront, organized by type, so you can gather everything in parallel before submitting your application.

Personal Identity Documents

Valid passport

Must be valid for at least 6 months beyond the expected loan closing date. Banks require a clear copy of the photo page.

National ID (cédula) — if available

Dominican residents who have obtained a cédula should include it. Non-residents submit passport only.

Proof of address

A utility bill, bank statement, or official government letter showing your current residential address. Must be dated within the last 90 days.

Marital status documentation

Marriage certificate (if married) or divorce decree (if divorced). Affects how title is registered and may require a co-applicant.

Income and Employment Documents

Salaried employees

  • Employment letter
  • Last 3 pay stubs
  • Last 2 years of tax returns
  • W-2 or equivalent

Self-employed / business owners

  • 2 years personal tax returns
  • 2 years business tax returns
  • 12 months business bank statements
  • CPA letter or P&L
  • Business registration

Retired applicants

  • Social Security award letter
  • Last 2 months bank statements
  • Investment account statements

Bank Statements and Asset Verification

Banks want to see that you have sufficient assets to cover the down payment, closing costs, and 2–3 months of mortgage payments in reserve.

Last 3 months of bank statements — all accounts used for the down payment.
Down payment source letter — if a large deposit appears, explain its origin.
Investment account statements — brokerage, 401(k), IRA if cited.

Property Documents (for Property Pre-Qualification)

Certificado de Título — clean title certificate from the Registro de Títulos.
Deslinde or survey — boundary survey for land or rural properties.
Floor plan (planos) — especially for condos or new construction.
Purchase promise agreement (promesa de venta) — notarized.
Appraisal report (tasación) — from a bank-certified appraiser.
CONFOTUR certification — if applicable.

How Long Does Document Gathering Take?

Personal and identity docsImmediate — most already at hand
Employment letter1–3 business days
Tax returns and W-2sImmediate if on file; 5–10 days if requesting from IRS
Bank statementsImmediate from online banking
Certificado de Título3–7 business days (attorney search)
Property appraisal5–10 business days after scheduling

Request the employment letter and start the title search on the same day you decide to apply. These are the two most common bottlenecks.
