Document preparation is where most DR mortgage applications stall. Not because the list is unreasonable — it's not — but because applicants discover missing pieces after the process has already started, adding weeks of delay.
This article gives you the complete document list upfront, organized by type, so you can gather everything in parallel before submitting your application.
Valid passport
Must be valid for at least 6 months beyond the expected loan closing date. Banks require a clear copy of the photo page.
National ID (cédula) — if available
Dominican residents who have obtained a cédula should include it. Non-residents submit passport only.
Proof of address
A utility bill, bank statement, or official government letter showing your current residential address. Must be dated within the last 90 days.
Marital status documentation
Marriage certificate (if married) or divorce decree (if divorced). Affects how title is registered and may require a co-applicant.

Banks want to see that you have sufficient assets to cover the down payment, closing costs, and 2–3 months of mortgage payments in reserve.
