Finding a certified appraiser in the DR is more structured than it might appear — but the structure is easy to miss. There is a central registry, there are bank-specific approved panels, and the distinction between the two matters enormously for your mortgage application.

Your bank's approved appraiser panel

Every bank maintains its own list of tasadores whose reports they will accept. Request this list from the bank's mortgage department.

Use for: Selecting who to commission. Non-panel reports are rejected regardless of SB certification.

What to Verify Before Commissioning

✓ Active SB certification

Confirm in the SB registry. A lapsed or suspended certification will cause bank rejection, requiring a costly repeat valuation.

✓ Bank panel membership

Confirm the tasador is on the approved panel of every bank you are applying to. For multi-bank applications, find a tasador on all relevant panels.

✓ Property type experience

Ask specifically about experience with your property type and location. A Santo Domingo condo specialist may have limited data for Punta Cana beachfront.

✓ Turnaround time

Confirm they can deliver in 3–7 business days after inspection. Get this in writing for timeline management.

✓ Fee

Get the fee in writing. Standard range: RD$8,000–25,000 depending on property size. Unusually low fees may indicate a rushed report.
