The question is more nuanced than it sounds
"Which bank has the lowest rate?" is the most common question in every DR mortgage conversation — and the most misleading one to answer directly. Published rates are indicative starting points, not the rates you will actually be offered. The rate you receive depends heavily on your income profile, down payment, loan term, and the property type.

Peso Loan vs. Dollar Loan: Which Rate Is Actually Lower?
The nominal rate on a dollar loan (7–9%) looks dramatically lower than a peso loan (11–16%). But the comparison is not straightforward.
The Dominican peso has depreciated approximately 5% per year against the US dollar over the last decade. For a borrower repaying a peso loan with dollar income, the loan's real value is declining in dollar terms. That implicit benefit reduces the effective cost of a peso loan.
Earn in USD? A dollar loan at 7–8% is probably your better option. Earn in DOP? A peso loan — despite the higher nominal rate — is likely more appropriate.
Why the Lowest Rate Is Not Always the Best Deal
Loan term
A 25-year term at 13% has a lower monthly payment than a 20-year term at 12%. Which is cheaper over the life of the loan depends on whether you plan to prepay.
Origination fees
A bank offering 12% with a 2% origination fee is more expensive than one offering 12.5% with no origination fee, for short loan tenors.
Prepayment penalties
If you might refinance or sell, this penalty can far outweigh a rate advantage.
Approval speed
A bank that takes 45 days vs. one that takes 15 days may cost you a property in a competitive market.
LTV offered
A higher rate with 70% LTV may require $30,000 less cash upfront than a lower rate with 65% LTV on a $300,000 property.
